Channel Partner Lead Ownership: Reducing Disputes With Clear Rules and Records
Why “whose buyer is this?” disputes happen, the rules that prevent most of them, and how a CRM provides the evidence when they do arise.
Channel partners bring a large share of buyers to many Indian real estate projects. Yet one of the most common sources of friction between developers and their partners is a simple question: who brought this buyer?
How disputes typically arise
A partner introduces a buyer and shares their details with the developer. Weeks later, the same buyer visits the site office directly, or enquires through the developer’s own campaign, and is logged as a direct lead. When the booking happens, both sides believe they earned it. CRM vendors serving the sector, such as Sell.Do, describe exactly this scenario — and the risk that a partner who feels treated unfairly simply stops sending leads.
Rules that prevent most disputes
Most disputes are not about bad faith; they are about missing rules. A written channel partner policy should cover:
- Registration method: how a partner registers a buyer (portal, form, email) and what details are required.
- Validity window: how long a registration remains valid without a site visit.
- Proof of engagement: what counts — for example, an attended site visit accompanied by the partner.
- Duplicate handling: what happens if two partners, or a partner and the direct team, register the same buyer.
- Escalation: who decides disputed cases and within what timeframe.
Why records matter more than memory
Rules only work if both sides can see the same evidence. That means every registration and site visit should be recorded with a timestamp in a system both parties trust — not reconstructed from WhatsApp screenshots after the fact.
- For developers: duplicate checks on phone number and email at the point of registration, with the original source preserved.
- For channel partners: an internal CRM log of when each buyer was introduced, which project, and what happened next.
How CRM workflows help
- Lead records created automatically with source and timestamp.
- Duplicate detection when an existing buyer re-enters through another route.
- Site-visit stages recorded with date and accompanying partner.
- Reports by partner showing leads, visits and outcomes.
Some developers offer partner portals or APIs for registration; many do not. Where integration is not possible, a consistent manual registration routine inside the CRM is still far better than none.
Looking ahead
BrandMiz has announced Miz Realty, a real estate product built on the MizUp platform with planned channel partner features covering registered leads, commissions and payouts. It is listed as coming soon, so until it is available we configure partner workflows in MizUp CRM or in the system you already use.
Clear rules and shared records do not just prevent disputes. They make a developer a more attractive project for the best channel partners to prioritise.
